Wyldes in Harrison attains 75% leasing milestone just 6 months after opening

An impressive 75% of the 399 residences at the Wyldes in Harrison have been leased just six months after opening, marking an unprecedented rental pace for the Hudson County town.

Situated within the Riverbend District, a transformative 35-acre neighborhood along the banks of the Passaic River adjacent to the Harrison PATH Station and just 10 miles from New York City, the Wyldes is the third property developed by Advance Realty Investors in the area.

The notable leasing milestone provides evidence of the neighborhood’s evolution into a vibrant residential destination, one that is more and more attracting residents from surrounding New York metro areas.

Data from the Marketing Directors, the exclusive marketing and leasing agent for the Wyldes, which also directed the lease-ups of its sister properties, Steel Works and Cobalt Lofts, supports the neighborhood’s maturation. According to recent figures, a 38% increase in leasing velocity compared with one of the earlier properties over the same time frame highlights the district’s growing appeal.

The Wyldes has unequivocally increased its appeal to renters in neighboring urban locals, with almost 35% of its lessees being former residents of Jersey City or Queens.

Designed by MHS Architecture, the Wyldes features a collection of well-appointed studios, one- and two-bedroom homes priced from the mid-$2,000s and offered with limited-time grand opening incentives, including up to two months’ free rent.

With most homes offering 10-foot ceilings and select loft residences offering 13-foot ceiling heights, homes with oversized Pella windows maximizing natural light, and with most providing balconies or expansive terraces, the spacious apartments at the Wyldes allow residents to spread out and enjoy their surroundings while fully embracing the benefits of indoor-outdoor living.

Modern finishes and appointments include luxury plank flooring, Bosch in-home washer/dryers, integrated millwork home office nooks with floating shelving in most homes, along with kitchens offering GE stainless steel appliances, designer cabinetry and quartz countertops.

The Wyldes offers an impressive 45,000 square feet of outdoor green space. Amenities include multiple landscaped courtyards featuring a resort-style infinity-edge pool, sun deck, firepits, a bar with TVs, barbecues, outdoor dining areas, games and a screening area.

Indoors, two lobbies greet residents with double-height lounges and on offer is a commercial-grade demonstration kitchen. There’s also a virtual gaming/karaoke room with a mini bar, billiards room with a media lounge and kitchenette, two resident lounges, media center and a library with flexible coworking spaces, including private offices and conference rooms. A two-story fitness center features specialty trainers, yoga classes, free weights, cardio training on demand, rower machines and virtual workouts.

Additional conveniences and services include on-site covered parking with electric vehicle charging stations, a pet spa, resident and bicycle storage, a commercial laundry room and on-demand home essential lending library by TULU.
