High-end convenience store, wine shop ink leases at Overlook Flats in Jersey City

Residents of Overlook Flats in Jersey City’s Journal Square neighborhood will be pleased to find an array of everyday conveniences at their fingertips with the addition of a full-service grocery and convenience store and high-end wine shop at the collection of 297 luxury rental homes.

Overlook Market and Overlook Wine & Spirits have signed a lease to occupy two retail spaces totaling 2,882 square feet at the 16-story building located at 32 Oakland Ave., according to developer Milton Fantin and the Fantin companies (Urban Property Developers and Urban Property Managers).

The new retailers will be operated by the same ownership group and are expected to open to the public this year.

Overlook Market will be the third store its ownership has opened in an upscale Jersey City residential building, following in the footsteps of River Mart at 65 Maple St. and Lenox Market at 207 Van Vorst St. Each location offers a one-of-a-kind experience, stocked with high-end products desired by the community-at-large and tailored to serve an urban customer base that largely consists of apartment dwellers.

Meanwhile, Overlook Wine & Spirits will offer a wide selection of premium wines and spirits, as well as domestic and imported beer.

“The owners of Overlook Market have a well-earned reputation in Jersey City for providing high-quality products and meeting the needs of neighborhood residents,” Igor Fantin, business manager at Urban Property Managers, the in-house property management arm of the Fantin companies, said. “We’re delighted to bring them to Journal Square where they will be a tremendous asset for our residents and the area.”

“We understand that there are a unique set of convenient products those living in apartments need,” added Overlook Market owner Dixit Patel. “We work to establish strong relationships with our customers and listen to their wants and wishes so we can offer a selection of high-end products that provide everything they’re looking for. It’s an approach that’s resulted in great success in our other Jersey City locations. We’re excited to be a part of Overlook Flats and the up-and-coming Journal Square community.”

In addition to Overlook Market and Overlook Wine & Spirits, a third retail space is currently in the process of being leased at Overlook Flats.

Overlook Flats features studios, one-, two- and three-bedroom residences and an unparalleled array of indoor and outdoor amenities, including a pool, firepits and lounge overlooking the Manhattan skyline. Studio residences are offered at net effective monthly rents starting from the $2,500s. Limited-time grand opening incentives that include up to two months’ free rent are available.

Designed by architect Michels & Waldron and interior designer Builders Design, Overlook Flats features loft-inspired apartments with 9-foot ceilings (with penthouses offering 12-foot ceilings), wide plank vinyl flooring, pre-installed living room fans for optimal comfort and floor-to-ceiling windows that flood each space with natural light. Kitchens are equipped with GE stainless steel appliances and designer cabinetry, while lavish bathrooms boast frameless glass shower doors, quartz countertops and Delta matte black fixtures.

Modern conveniences and services include 24-hour concierge, a smart package room and a state-of-the-art, fully-automated private parking garage.

The building is ideally located a five-minute walk from Journal Square’s extensive transportation network, including PATH service to Lower and Midtown Manhattan, Jersey City, Hoboken and Newark. New Jersey Transit and private buses serve the area, providing easy access to major employment and recreation centers on both sides of the Hudson River.
