Overlook Flats in Jersey City’s Journal Square reaches 75% leased (SLIDESHOW)

16-story building recently netted 60 leases in 14 days

Overlook Flats’ elevated site in the heart of Jersey City’s Journal Square has hit the 75% leased mark after recording 60 leases over a recent two-week period alone, according to developer Milton Fantin and the Fantin Cos. (Urban Property Developers and Urban Property Managers).

The striking 16-story building’s achievement is indicative of Journal Square’s dramatic ascent as the region’s most prominent residential destination, one that’s attracting an ever-increasing number of residents from the New York City side of the Hudson River. The recent leasing activity at Overlook Flats supports the trend of residents flocking west to the fashionable Journal Square neighborhood, with nearly 50% of the latest residents at Overlook Flats formerly having lived in New York City or Queens.

“Journal Square has become one of the highest-performing rental markets not only in Hudson County, but all of the New York Metro area,” Jaqueline Urgo, president of the Marketing Directors, the building’s exclusive marketing and leasing agent, said. “At the forefront is Overlook Flats, which truly provides every attribute today’s renter desires. The building provides a selection of high-end homes that satisfy differing interior tastes and a one-of-a-kind amenity package that includes modern social and recreational spaces with uninterrupted views of downtown New York City. Its commuter-friendly location near the Journal Square PATH provides great access to Manhattan.”

Designed by architect Michels & Waldron and interior designer Builders Design, Overlook Flats features 297 loft-inspired apartments with 9-foot ceilings (with penthouses offering 12-foot ceilings), wide plank vinyl flooring, preinstalled living room fans and floor-to-ceiling windows that flood each space with natural light.

Kitchens are equipped with GE stainless steel appliances and designer cabinetry, while bathrooms boast frameless glass shower doors, quartz countertops and Delta matte black fixtures.

Residents are afforded the opportunity to personalize their living spaces on a first-come, first-served basis, with a variety of homes offering two different color palettes for their kitchens and bathrooms.

Overlook Flats features uniquely designed studios, one-, two- and three-bedroom residences.

Homes at Overlook Flats are offered at net effective monthly rents starting from the $2,800s. Limited-time incentives include up to two months’ free rent.

The resort-inspired lifestyle at Overlook Flats is highlighted by engaging outdoor areas imagined by landscape architect Melillo-Bauer-Carman. The rooftop amenity deck, one of Journal Square’s highest, offers a pool with a hot tub, chaise lounges, barbecue areas, a kitchenette and a lounge area with a foosball table and pool table. A second landscaped rooftop terrace provides firepits and additional picnic areas, as well as a bocce ball court and a pet playground.

Indoor amenities are highlighted by a spacious lobby with a double-height lounge and sculptural floating staircase, coworking spaces, a children’s playroom with a parent’s den, golf simulator and a modern fitness and training center with interactive equipment for on-demand workouts and separate H.I.I.T. studio. Modern conveniences and services include 24-hour concierge, a smart package room and a state-of-the-art, fully-automated private parking garage.

Ideally and conveniently located at 32 Oakland Ave., Overlook Flats provides residents with great access to the dynamic restaurants, bars and cultural scene in Journal Square.

Overlook Flats offers residents the convenience of being just a five-minute walk from the neighborhood’s extensive transportation network, including PATH service and New Jersey Transit and private buses that serve the area, providing easy access to major employment and recreation centers on both sides of the Hudson River.
