Cushman & Wakefield arranges four leases at BGO’s Newport Tower in Jersey City

Cushman & Wakefield on Tuesday said it arranged a new long-term retail lease and three long-term office lease renewals at 525 Washington Boulevard, in Jersey City, a 1.1 million-square-foot Class A office property also known as Newport Tower.

Poke Bowl NYC signed a new 1,448-square-foot lease and will be located in the retail arcade. Wedbush Securities, a diversified independent financial services provider, signed an 11,125-square-foot lease renewal. Hudson Edge Investment, an asset management company, signed a 3,796-square-foot lease renewal. Pearson VUE, a global leader in professional certification and licensure exams, signed a 3,894-square-foot lease renewal.

Cushman & Wakefield’s David DeMatteis and Mina Shehata represented the landlord, BGO, in the office lease renewals, while Neil Seth and Kathryn Cruz, also of Cushman & Wakefield, represented the landlord in the retail lease.

“Newport Tower’s exceptional quality, prime location and robust ownership make it a standout choice for tenants seeking a stabilized office environment,” DeMatteis, said. “Anchored by Bank of America, this property epitomizes top-tier office space that prioritizes connectivity, convenience and a superior live-work-play experience. Recent leasing activity and growing interest in Jersey City further demonstrate the strong demand for properties like Newport Tower that support business success and employee well-being.”

Situated on the Jersey City waterfront, Newport Tower offers an amenity-rich Class A office experience. Newport Tower is a mixed-use lifestyle district with retail, residential and commercial spaces. The 36-story property recently underwent a multi-million-dollar transformation to elevate Newport Tower’s presence and enhance the tenant experience. Renovations included a newly designed building entrance, a dramatic two-story glass atrium lobby and tenant amenity center.

The building’s amenities include a retail arcade with eight Midtown-South inspired dining options, an on-site Fitness Factory, game room, co-working spaces, state-of-the-art meeting rooms, conference center, tenant lounge, bike storage and 24-hour enclosed parking, as well as an enclosed skybridge connection to Newport Centre Mall, a one-million-square-foot destination for shopping, dining and entertainment with more than 130 stores and one of the largest food courts in New Jersey.

Newport Tower property is located across the street from the Newport PATH station, providing direct access to both Midtown Manhattan and Downtown Manhattan in 15 minutes. The NJ Transit Light Rail stops at the building and is one stop from Hoboken Terminal, boasting great accessibility for commuters.

Poke Bowl NYC was represented by RIPCO’s Estelle Holm Pedersen. Wedbush Securities was represented by Newmark’s David Kluth and Dan Reider. Hudson Edge Investment was represented by Savills’ Chris Marx. NCS Pearson was represented by Cresa’s Mike Mckenna.
