Denholtz breaks ground on 73,429-sq.-ft. industrial building in Bridgewater

Denholtz Properties recently celebrated the groundbreaking for North Park at Bridgewater, a 73,429-square-foot industrial building.

The project, located at 1 W. Chimney Rock Road, aims to be completed in the summer of 2025.

North Park at Bridgewater will be located on an eight-acre redevelopment site at the corner of Chimney Rock Road and Route 22 in Denholtz Properties’ Bridgewater Business Park, a 16-building, 380,000-square-foot multi-tenant flex/industrial property.

Denholtz, a leading commercial real estate investment and development company based in Red Bank, was joined by representatives from Zimmel Associates, Rotwein+Blake, Menlo Engineering, JT Engineering, BD Engineering and G. William Group at the groundbreaking.

Denholtz officials say the construction of the new Class-A building reflects the continued demand for modern industrial space in the Somerset County market. Once completed, it will feature 36’ ceiling heights, 12 tailboards and one drive-in as well as entrances and exits on both Route 22 and Chimney Rock Road.

“The start of construction at North Park at Bridgewater underscores our ongoing commitment to unlocking value within our portfolio,” Steven Denholtz, chairman of Denholtz Properties, said. “This project will further enhance our Bridgewater Business Park portfolio and solidify its role as a key economic hub for Somerset County’s thriving business community.”

Steve Lidster, director of development for Denholtz, said the property will fill a need.

“Somerset County has long been underserved by new, Class-A, industrial spaces,” he said. “Once completed, we’re confident North Park at Bridgewater will set a new benchmark for industrial construction in the market. I want to thank our partners for their dedication and shared vision as we embark on this important project.”

North Park at Bridgewater is the latest addition to the company’s rapidly growing national 3.5M-square-foot industrial portfolio in 2024.

Earlier in the year, the firm also acquired Clovis Crossing, a two-building, 213,125-square-foot newly constructed industrial property in San Marcos, Texas, and the Lehigh Valley Portfolio, an 18-building, 723,734-square-foot flex/industrial portfolio spread across Allentown and Bethlehem.
