JLL helps Phenix Salon Suites secure two more locations in New Jersey

Fast-growing lifestyle franchise, with 80 locations in region, is making push into metro area

JLL has arranged three new leases in the metropolitan area for Phenix Salon Suites, the leading U.S. franchise for salon and lifestyle professionals, on behalf of the company.

JLL Managing Director David Townes and VP Alana Friedman, the exclusive leasing agents for the Encinitas, California-based franchise retailer in the area, helped it lease 12,657 square feet at 727 Broad St. in Newark.

The franchise will occupy the entire second floor above the recently opened new Burlington outlet. The space will be surrounded by notable landmarks, corporate occupiers and retailers, including Nike, Gap and Wholefoods, the space enjoys a full block of frontage with windows along Broad Street. Marta Villa of CBRE represented ownership in the lease.

Phenix leased 5,166 square feet at Avalon at Wesmont Station, part of a transit-oriented development built at the old Curtiss-Wright aircraft-engine plant in Wood-Ridge. Townes and Friedman represented both tenant and landlord in the transaction.

The group also helped Phenix lease a 6,939-square-foot ground floor end cap space at the newly developed 201 East 125th St. in East Harlem.

“The Tri-State is one of the nation’s most culturally diverse areas, with a fresh and vibrant fashion identity, making it the perfect place for Phenix Salon Suites to grow its business,” Townes said. “We are thrilled to support its continued expansion to prime locations across the region.”

The three new leases bring the number of Phenix Salon Suites in the region to 80 and nearly 400 worldwide, reflecting strong demand for the brand’s distinctive co-working concept for entrepreneurial beauty, health and wellness professionals.

Each Phenix Salon Suite is equipped with upscale amenities, including a styling chair, shampoo chair, two cabinets, a hairdryer and a shampoo bowl that hooks directly onto the sink. The salon essentials are designed to meet each professional’s basic needs while providing them the opportunity to customize their suites, set their own hours, and operate their businesses as sole proprietors. Since launching in 2007, the brand has been named by Entrepreneur as one of the Fastest Growing Franchises multiple times.
