Three Central Jersey medical office leases totaling over 20K SF arranged by NAI DiLeo-Bram & Co.

Three office-lease transactions across Central Jersey were recently arranged by NAI DiLeo-Bram & Co., pointing to continued demand for flexible, well-located workspace in the region among health care/medical tenants.
Marc Shein, a senior vice president with NAIDB, spearheaded each of the transactions on behalf of the tenants and/or landlords. Two of the agreements involved Bridgewater office properties while a third was located in South Plainfield.
“Central New Jersey’s medical office market continues to be a prime destination thanks to easy accessibility sought by specialty practices, their patients and healthcare providers,” said Shein. “Boasting a strong transportation infrastructure – an essential factor that influences patient-visit attendance and convenient commutes for team members – with proximity to a variety of dining, shopping and essential lifestyle amenities all contribute to the region’s emergence as an ideal healthcare hub.”
In the largest of the three transactions, ENT & Allergy Associates signed a 9,500-square-foot lease renewal and expansion at 245 Route 22, Bridgewater Plaza II, in Bridgewater. Strategically located along a major regional thoroughfare, the office complex features ample space to accommodate the practice’s growing patient demand and future operational needs. In addition, there is convenient parking for patients and staff.
Also in Bridgewater, at Bridgewater Plaza I [250 Route 28], an 8,320-square-foot lease expansion and extension was arranged on behalf of the Center for Psychological Treatment and Assessment. The long-term agreement, which supports the practice’s continued growth, marks a second expansion for the tenant within the same office complex. Offering high-quality amenities, Bridgewater Plaza is strategically located along Routes 22 and 28 – two major Middlesex County thoroughfares.
In nearby South Plainfield, Shein also arranged a 3,000-square-foot office lease for Signature Health & Wellness Center at Durham Professional Center [265-281 Durham Ave.]. Offering chiropractic care, physical therapy and acupuncture, Signature Health & Wellness relocated from Piscataway to establish a new location in South Plainfield.
According to Shein, “The region’s diverse economy and highly skilled population, along with the high concentration of large healthcare systems and Fortune 500 pharmaceutical companies, will continue to fuel demand for high-quality medical office space for the foreseeable future.”
