Accordia closes on 92-unit luxury apartment site in West Caldwell

Accordia, a full-service real estate investment and redevelopment firm, said Sept. 8 it has received final site plan approval for the development of a 92-unit luxury apartment community and closed on the acquisition of the property in West Caldwell. The Vail in West Caldwell is scheduled to break ground in the first quarter of 2026. 

Located at 780 Passaic Ave., directly across from the Mountain Ridge Country Club, The Vail will feature studio, one-bedroom, and two-bedroom apartments designed to meet the needs of diverse renter population.

“West Caldwell has been an amazing town to work with,” said Gregory Wovna, senior vice president, development, Accordia. “They’ve been supportive and responsive every step of the way, and we are ecstatic to be part of the community.” 

Jason R. Bogart, Accordia principal, added that the project reflects the company’s broader strategy. “As developers, we aim to deliver long-term value through each thoughtfully designed residential community we undertake,” he said. “The Vail will serve everyone from commuters and professionals to families and those looking to downsize.”

Each unit will include high-end appliances and in-unit washer/dryers. Certain residences will include private balconies. Reserved covered parking will be available to residents. A fully equipped fitness center, a community room, and co-working offices will be among the building’s initial amenities. 

Minno & Wasko Architects and Planners is the project’s architect. The Lambertville-based firm is known for its expertise in designing high-profile multifamily and mixed-use buildings throughout the state. “Their expertise in functional design and attention to detail makes them an ideal partner for this development,” Wovna noted. “We’re confident that their work will elevate the living experience and fit well within the community.” 

West Caldwell is about 16 miles west of New York City and offers convenient access to Route 46, interstates 80 and 280. The township is also within reach of the Montclair train station and multiple commuter bus routes, making it a favorable location for those working in Manhattan or throughout North Jersey.
