Felice to open first N.J. location at Eatontown’s Monmouth Square

Kushner announced that Felice, the celebrated Tuscan-inspired Italian restaurant and wine bar from SA Hospitality Group, has signed a lease to open a 4,500-square-foot location at Monmouth Square, the transformative $500+ million redevelopment of the former Monmouth Mall in Eatontown.

The new Felice will mark the brand’s first-ever New Jersey location and its debut flagship outside New York City and Florida.

Felice will occupy a prominent space within Monmouth Square’s central town square, furthering Kushner’s vision of curating a premier mix of retail and dining that positions the project as a competitive regional destination.

“We’re very intentional about where we grow, and Eatontown stood out as the perfect neighborhood to bring our restaurant,” said Jacopo Giustiniani, partner, SA Hospitality Group. “It has the right energy, community and character and feels like a natural fit.”

For Kushner, the addition of Felice illustrates how Monmouth Square will bring together elevated dining, premier retail and engaging community spaces, creating a vibrant new destination for Eatontown and the broader Monmouth County market.

Construction continues to advance across Monmouth Square, with major milestones achieved since Kushner began “de-malling” the historic Monmouth Mall. Substantial demolition is complete, infrastructure work is underway and retail shells for Whole Foods Market, Cava and Prince Street Pizza are nearing completion.

Vertical construction for the project’s 1,000 new residences has commenced, with leasing expected to launch at the end of 2026. Additional components under active construction include the central public green and a 40,000-square-foot resident clubhouse.

“This initiative exemplifies a thoughtful best-use approach for the site,” said Michael Sommer, chief development officer at Kushner. “By bringing together elevated dining, retail, residential and engaging community amenities, Monmouth Square is poised to become a true centerpiece for Eatontown and the surrounding area.”
