Kushner expands Hampton Roads presence with purchase of multifamily community in Norfolk

Florham Park-based real estate firm Kushner announced this week the acquisition of a 295-unit multifamily community in Norfolk, Va.

Formerly known as Livano Norfolk, the property has been rebranded District 757, a name that reflects the vitality of downtown Norfolk and the broader character of the Hampton Roads region. 

LIV Development was the seller, with Berkadia serving as the broker on the transaction. Financing was provided by Fannie Mae, arranged by Berkadia mortgage team. Financial terms were not disclosed.

Located at 6163 Kempsville Circle in Norfolk’s Midtown Medical District, District 757 is across from Sentara Leigh Hospital and minutes from Downtown Norfolk and Virginia Beach. District 757 sits in a vibrant employment corridor, surrounded by over 62,000 military jobs anchored by Naval Station Norfolk, and close to additional health care hubs, including Sentara Brock Cancer Center and Eastern Virginia Medical Center.

The acquisition expands Kushner’s Hampton Roads footprint to more than 1,000 units, reinforcing the company’s commitment to high-growth markets supported by strong fundamentals. The community will be integrated into the Westminster Management portfolio, bringing its established operational platform and service standards to the property.

Completed in 2024 and 96% leased, District 757 has 297,436 square feet of rentable space across a mix of studios, one-bedroom, two-bedroom, and three-bedroom residences ranging from 614 to 1,645 square feet. 

Apartments feature high-end finishes including wood-style flooring, kitchens with shaker-style cabinetry, granite countertops, stainless-steel appliances and ceramic subway tile backsplashes. Each apartment includes full-size in-unit washer/dryers, with private outdoor spaces such as balconies, patios, and pet yards.

The acquisition reflects Kushner’s confidence in the Hampton Roads region, where strong employment fundamentals in the medical and military sectors continue to drive sustained demand for high-quality rental housing.
