JLL: International design firm Ware Malcomb leases space at Ironside Newark

Ware Malcomb, an international design firm, has leased space at Ironside Newark, according to JLL.

JLL said Wednesday it had completed a 7,000-square-foot deal for Ware Malcomb at the Class A, mixed-use office and retail building at 110 Edison Place in Newark.

Timothy Greiner, executive managing director and head of agency leading at JLL, and Peter Ladas, senior vice president, represented the tenant, Ware Malcomb, in the deal. Greiner and Harrison Russell, associate director at Newmark Knight Frank, represented the building owner, Edison Properties.

“Ware Malcomb sought to relocate its New Jersey office to a growth market,” Ladas said. “Newark offered the international design firm a terrific opportunity to recruit new talent and find new business opportunities in a thriving city.”

Ware Malcomb, which is relocating from 90 Center Drive in Woodbridge, will occupy a portion of the third floor at Ironside Newark.

“Partnering with Peter Ladas and Tim Greiner from JLL in our office selection process was instrumental in finding the right location for our team,” Michael Bennett, principal, Ware Malcomb, said. “They understood Ware Malcomb’s objectives from the beginning and ensured we found a place that represents our company culture and met business objectives.”

Ironside Newark was transformed by Edison Properties from a historic warehouse into a office and retail destination. It has more than 375,000 square feet of office space, 74,967 square feet of retail, plus a two-story atrium, a rooftop patio, and more.

“We designed our Newark office with an emphasis on collaboration to create an inspiring space for our clients and team members alike,” Marlyn Zucosky, director of interior architecture and design for Ware Malcomb’s New Jersey offices, said. “Being part of Ironside Newark provides our team members with a modern workplace and a state-of-the-art office and retail destination.”

The property sits just steps away from from Newark Penn Station and is within close access to Route 21, the New Jersey Turnpike and Newark Liberty International Airport.

“We’re excited to welcome Ware Malcomb to Ironside Newark and believe its addition to the building is a testament to the evolution of today’s office market,” said Lenny Lazzarion, Edison Properties’ senior vice president of leasing. “In today’s market, all prospective tenants are seeking a unique, dynamic environment for their workers. This agreement not only adds to Ironside’s already impressive list of tenants, but serves as further proof that loft-style modern product is appealing to top-notch creative firms and a wide range of industries.”

Financial terms of the deal were not disclosed.
