Larken Associates brings 2 newly expanded industrial buildings to 100% occupancy

The deals highlight continued strength of Somerset County flex/industrial market

Two newly expanded flex/industrial buildings at Hillsborough Business Center have been brought to completion and full occupancy, according to a Thursday announcement from Larken Associates.

Situated across 100 acres in the business and residential community of Hillsborough, Hillsborough Business Center is a 550,000-square-foot, 27-building industrial/flex complex. Hillsborough Business Center features a prime location one block east of Route 206 in Somerset County and is easily accessible from Routes 1, 22 and 206 as well as Interstates 78 and 287.

Hillsborough Business Center’s adaptability to a wide range of tenant uses, including research and development, lab, warehousing, distribution, light manufacturing and product assembly as well as fitness, recreation and day care, has made it a preferred destination for a wide range of companies in the Somerset County market.

Aiming to capitalize on the continued strong demand for flex/industrial properties in the market and the property’s ideal location, Larken Associates began a project to add 9,000 square feet of industrial/flex space to both Building 15 and Building 16 on the property in 2020. The expansions increased the footprints at Building 15 to 38,261 square feet and Building 16 to 31,475 square feet. Quickly filling the expanded spaces, Larken Associates also signed leases with seven tenants to bring the spaces to full occupancy.

“As a local business ourselves, we are committed to continually searching for ways to optimize our properties to meet the needs of our local business community,” said Rob Marek, executive vice president of Raider Realty, the in-house brokerage division of Larken Associates. “Through the addition of 18,000 square feet of flex/industrial space at Hillsborough Business Center, we have been able to create new homes for multiple businesses where they can continue to prosper and expand in the years to come.”
