Jersey City’s 99 Hudson records an impressive sales milestone

16 consecutive weeks of recorded condominium sales at iconic 79-story building

Sales at 99 Hudson in downtown Jersey City are off to a stellar start so far in 2022, according to a Wednesday announcement from developer, COA 99 Hudson LLC.

The Marketing Directors, the exclusive leasing agent for the community, has achieved an impressive 16 consecutive weeks of recorded condominium sales. The rapid pace has yielded 40 total sales so far this year at the 79-story ultra-luxe condominium, a notable mark that signifies a full return of Jersey City’s for-sale market in the aftermath of the COVID pandemic.

“99 Hudson has consistently been the benchmark for luxury condominium sales in this market,” Jacqueline Urgo, president of the Marketing Directors, said. “2022 is proving to be more of the same, as homebuyers recognize the enduring value of the building’s extraordinary residences, comprehensive amenities and services, world-class views and ultraconvenient location.”

With 275 homes now closed, the growing group of neighbors is realizing their desire for connection and community through 99 Hudson’s 65,000 square feet of completed amenities and engaging programming.

The property’s eighth-floor amenity deck boasts an 80-by-50-foot swimming pool — the largest outdoor pool in a New Jersey condominium building — cabanas for lounging, al fresco dining spaces with BBQ grills, playground, dog run and a landscaped green lawn. 99 Hudson also offers an exclusive, residents-only spa with hot tub, wet and dry lounges, steam room, dry sauna, showers, spa terrace and private massage rooms. Additionally, an impressive 7,500 square feet has been dedicated to open space and pedestrian plazas.

Inside, a dramatic triple height lobby welcomes residents and their guests, while a private, off-street porte-cochere provides secure access by car or foot. Health and wellness are fostered by a state-of-the-art 3,800-square-foot fitness center and dedicated yoga and Pilates studio. Social interaction and a communal vibe are created by a game room with card rooms and pool and foosball tables, multisport simulator, screening room with bar, children’s playroom, demonstration kitchen and work café. The 99 Hudson Club Room features a demonstration kitchen, library, flat screen TV and lounging, dining and entertaining spaces. There is also a 24-hour concierge.

Designed by Perkins Eastman, 99 Hudson features a distinctive limestone and glass exterior that embodies sophisticated residential architecture. A collection of well-appointed studios to two-bedroom homes and a limited number of expansive penthouse residences is available, with select homes offering balconies. The upscale residences range up to 2,500 square feet in living space and are priced from $548,000 to over $4 million. Immediate occupancy is available.

99 Hudson boasts a prime location at the intersection of Hudson and Greene streets, just steps from the Exchange Place PATH station. NY Waterway ferries provide service to the 39th Street and Battery Park City terminals. Also, right outside the front door is the Exchange Place Light Rail station, which provides direct access to other “Gold Coast” locales.
