NAI James E. Hanson sells 10.78-acre mixed-use property in Oldwick

NAI James E. Hanson helped facilitate the sale of a 10.78-acre mixed-use property in Oldwick to Outdoor Digs for an undisclosed price.

NAI James E. Hanson’s Sig Schorr represented the seller, Sblendorio Tewksbury Holding LLC, and the buyer in the transaction.

Located at 152 Oldwick Road in Hunterdon County, just a half of a mile from Interstate 78, the property is comprised of a 7,445-square-foot office building with two apartments on the lower level, 48 approved parking spaces and a garage on 10.78 acres of land across two lots zoned for outdoor commercial storage. The asset was formerly home to a high-end landscaping company that looked to relocate and sell as its clientele shifted further east and north.

The new owner, Outdoor Digs, is a growing landscape architecture, design and maintenance company servicing northern and central New Jersey. The company’s growth necessitated the acquisition of a facility with easy access to customers throughout the area that could house its landscaping equipment and service vehicles. Working closely with NAI Hanson, Outdoor Digs was able to acquire one of the few properties in the Oldwick area that is zoned for outdoor storage.

“The outdoor storage sector continues to see tremendous demand from not only e-commerce distributors, but professional services companies like landscapers that require well-located, secure and adaptable storage for their equipment,” Schorr said. “Leveraging my market expertise, I was able to work with both the buyer and seller to negotiate a deal that allows each to achieve their unique business goals at this property.”
