Integrated marketing services company relocates to Mountain Lakes with help of NAI Hanson

NAI James E. Hanson on Thursday said it helped negotiate a 22,224-square-foot least of industrial space at 333 Route 46 in Mountain Lakes.

NAI James E. Hanson’s Andrew Somple and Justin Allessio represented the tenant, Phase 3 Media LLC, in the transaction with landlord, Blue 701 LLC.

Located in the heart of Morris County near Interstates 80, 280 and 287, 333 Route 46 is a recently renovated 147,944-square-foot office building with ample on-site parking. The building is zoned for a wide variety of uses, including general office, research, fabrication, printing, processing and storage of goods.

Phase 3 Media is an integrated marketing services company providing solutions across the print and marketing spectrum that previously called Fairfield home to its New Jersey office. However, the continued demand for industrial space in the Suburban Essex submarket led to rapidly rising lease prices and the company chose NAI James E. Hanson to find a new space that could fit its office and production needs. 333 Route 46 provided an ideal location, on-site parking and power availability to ensure the business could continue to efficiently serve its clients across the New York City metropolitan area.
