Woodmont, Sagard complete 200K sq. ft. industrial facility in South Brunswick

Woodmont Industrial Partners and Sagard Real Estate have completed a multimillion-dollar, dual-stage capital improvement program at 461 Ridge Road in South Brunswick.

The first stage consisted of substantial upgrades to the existing 145,000-square-foot industrial facility, including a new sprinkler system, LED lighting, office appendages, new dock doors and full packages. The second stage involved constructing a 65,000-square-foot expansion from the ground up, increasing the property’s footprint to 210,000 square feet of Class A space.

The project represents the fourth partnership between Woodmont and Sagard (formerly known as EverWest Real Estate Investors), in addition to projects in Franklin Township, Rahway and Woodbridge.

David Knee, Gary Politi and Michael Viera of JLL are serving as leasing brokers.

“With access to 33% of the U.S. population within a 24-hour drive time, New Jersey’s Exit 8A submarket continues to be a prime location for tenants across industries, from big box retailers like Home Depot, Amazon and Costco, to specialized uses, such as biotech and pharmaceutical companies,” Anthony Amadeo, executive vice president of Woodmont, said. “We’re pleased to announce the successful delivery of another project with our valued partner, Sagard Real Estate. “The Ridge Road building has undergone a remarkable transformation into a state-of-the-art facility designed to meet the deep tenant demand in the Exit 8A submarket,” Krystal Arceneaux, senior managing director, head of asset management, for Sagard Real Estate, said. “We’re excited to complete this project with Woodmont and look forward to delivering more quality industrial space in northern New Jersey.”

Located less than five miles from Exit 8A on the New Jersey Turnpike and conveniently accessible from Route 1, 461 Ridge Road offers an ideal location for companies looking to establish themselves in the highly sought-after South Brunswick industrial market.
