Resource Realty secures three leases in Morris and Essex Counties

Resource Realty of Northern New Jersey has secured three new leases totaling nearly 24,000 square feet in the northwestern sections of Morris and Essex counties. The transactions, which involve industrial, warehouse and office space in the municipalities of Fairfield and Rockaway, were finalized by Principals Tom Consiglio, Greg Sabato and Brian Wilson.

In the largest of the three transactions, the brokerage team of Consiglio and Sabato arranged a 21,058-square-foot warehouse lease renewal at 277 Route 46 in Fairfield. RRNNJ’s market specialists represented the tenant, Fisher & Sons, as well as the landlord, Fairfield Industrial 111 LLC, in the transaction. A leading supplier of turf products, Fisher & Sons serves a regional customer base of landscapers, golf courses and major lawn care providers.

“By renewing their lease for five years, Fisher & Sons has solidified their commitment to leveraging the high visibility of their Route 46 location,” Sabato said. “Being here has allowed them to expand their business model to include walk-in sales with the addition of next-level client access.”

Rounding out the firm’s latest industrial leasing activity is a 6,720-saquare-foot renewal secured by Wilson at 311 W. Main St. in Rockaway on behalf of Classic Tile, the tenant. Centrally located near I-80 and Route 46 access ramps, the steel-frame state-of-the-art industrial flex space features heavy-power 400 AMP service and 12’ x 16’ overhead doors. Rockaway Recycling is the owner of the property.

“The Rockaway and Greater Morris County markets continue to be an important destination for industrial users, who are drawn to key industrial parks and infrastructure,” Wilson said. “There is a confluence of modern facilities, excellent transportation access and a skilled workforce, making this hub highly attractive to a wide range of businesses seeking warehouse, logistics and flex-space.”

Sabato also finalized a nearly 3,000-square-foot office lease at 55 Lane Rd., in Fairfield as the tenant representative for Hightower Financial. This Class-A office building offers a wide range of amenities that enhance the overall tenant experience, including a state-of-the-art fitness center, on-site dining options and ample parking.
