Kallos Dental to join Accordia-managed property in Montvale

A general and cosmetic dentistry practice is locating in Montvale, bolstering the presence of health care firms in the northern Bergen County town. Kallos Dental signed a long-term lease for 3,100 square feet at 160 Summit Avenue. The practice is opening in May 2025. The property is managed by Accordia, a Fairfield-based real estate firm.

Kallos Dental was represented by Nick Yanakas of CARR Realty. Accordia, which has managed 160 Summit Avenue since April 2024, represented the landlord, Montvale Real Estate Ventures LLC.

The location of Kallos Dental is another example of a health care professional finding Montvale as a desired destination. Frank D. Recine, principal at Accordia, cited other health care bold-faced names, including Memorial Sloan Kettering Cancer Center, Hackensack Meridian Medical Group, Valley Health, Orthopedic Specialists of New Jersey, and CityMD urgent care that have established a footprint in the northern Bergen County town, which has a population of just under 10,000. Montvale is one of the fastest-growing towns in Bergen County.

Many small towns are turning to health care professionals to fill the commercial real estate void left by retailers. At 160 Summit, Kallos is joining a roster of health care firms.

Kallos Dental is owned by Dr. Rachael Cocchia, who specializes in the treatment and planning of complex dental restorations for adults and children. She served her post-graduate residency at Hackensack University Medical Center, honing her skills in restorative dentistry, prosthodontics, endodontics, implants, pediatric dentistry, periodontics, orthodontics, and anxiety control.

Part of Cocchia’s focus is alleviating patient anxiety regarding dental procedures. “I wanted windows, I wanted natural light — I think that’s good for the psyche,” Cocchia said.

Cocchia said she chose the Montvale location for its proximity to I-287 and the Garden State Parkway, and to be close to home in Bergen County.

“I have always been a proponent of small business and creating family-like relationships, so I think it’s important to have that sense of community in my practice,” Cocchia said.

Accordia Realty was founded in 2005 and specializes in asset and property management, development and construction management, and brokerage services. The firm has been involved in more than $750 million in investments across 5 million square feet of commercial and residential projects.
