NAI DiLeo-Bram & Co.: 2 Union County industrial sales total nearly $5M

NAI DiLeo-Bram & Co. recently facilitated two separate industrial-property sales totaling just under $5 million in Union County.

Vice President Richard Goski and Associate Vice President Catherine Goski-Vasquez negotiated the sale of a 6,000-square-foot industrial building in Linden to an unnamed HVAC company on behalf of the unnamed seller as well as the trade of a 12,500-square-foot warehouse in Plainfield. 

“The Union County industrial market continues to demonstrate resilience, particularly in the sales sector, where most buyers are seeking properties for their own use,” said Goski-Vasquez. 

Located at 612 Elizabeth Ave. in Linden’s St. Mark’s Park neighborhood, the single-story building is on 0.18 acres, fully air conditioned and features 16-foot clear ceilings, a 12-foot x 12-foot drive-in door and a 10-foot x 10-foot interior door. The property is less than five miles from Newark Liberty International Airport, Port Newark and Interstate 95. 

“This property stood out thanks to its strong physical condition and thoughtful amenities,” said Goski. “It’s an impeccably maintained, fully air-conditioned facility with a new roof – ideal for a service-oriented business. The buyer, an HVAC company, was immediately impressed by the overall quality and functionality of the space.”  

In Plainfield at 1260 North Ave., the Goskis worked out the sale of a single-story building occupying nearly one acre. The property’s features include 14-foot clear ceilings, a loading dock, two drive-in docks and a parking lot with more than 40 spaces — all of which offer operational flexibility for the sole tenant, a flooring distribution company. 

“Industrial real estate in the north section of Plainfield continues to be an attractive point-of-access for a wide range of industrial owners/users,” added Goski-Vasquez. The property is near routes 22 and 28, as well as Interstate 78, and Goski-Vasquez said the location “allows warehouse and logistics companies to tap into new markets while keeping transportation costs low.”
