SETS Hybrid Training coming to Route 9 Plaza in Old Bridge

Levin Management arranges 3,000 sq. ft. lease with growing gym concept

Gym franchise SETS Hybrid Training is coming to Route 9 Plaza in Old Bridge, relocating locally to the 26,000-square-foot shopping center. The group circuit-based training concept has grown significantly since opening three years ago, according to a Thursday announcement from Levin Management Corp.

Levin serves as the property’s leasing and managing agent; LMC’s Kendal Hand-Freda, leasing representative, arranged the 3,000-square-foot transaction. Justin Goodman of Sitar Realty Co. represented the tenant.

SETS Hybrid Training focuses on a continual combination of strength and high-intensity cardio. Every workout is completely customizable to meet the needs and goals of each member in a positive and supportive atmosphere. The 50-minute, coach-led sessions are both beginner-friendly and challenging to the most elite level of fitness.

“Our new space at Route 9 Plaza is double the size of our existing location, which is very exciting both for our members and coaches,” Ryan Bailey, owner/operator of the Old Bridge franchise, said. “We look forward to welcoming new and existing members to this larger studio. The additional space will allow us to increase our class capacity and gives our coaches more room to be creative when coming up with different fitness activities and challenges for our members.”

Bailey will be opening his second SETS Hybrid Training studio this spring in Middletown.

According to traffic data from Placer.ai, consumer visits to fitness-related retail increased almost 15% during the second half of 2022, reflecting growing momentum for this popular category nationwide.

“Fitness concepts are active players in today’s retail landscape and strong traffic drivers for shopping centers like Route 9 Plaza,” Hand-Freda said.

“SETS Hybrid Training is a growing concept with an outstanding reputation and a loyal following in this market,” she added. “We are pleased to accommodate their space needs while bringing an added dimension to the retail experience at Route 9 Plaza.”

Well-located at the intersection of Route 9 and Throckmorton Lane, Route 9 Plaza also includes AutoZone, Tots & Blocks Academy and a hair salon. Visits to the center have increased 15.5% over the last year, according to Placer.ai data, bolstered by a 56,000-vehicle daily traffic count on Route 9 and a growing residential population of more than 53,000 within a three-mile radius. An average household income of $129,000 within that same three miles speaks to the area’s strong demographics.
