Commerce Center Cherry Hill expansion to feature day care center building, additional pad site

'Children of America' facility coming to Class A campus

Commerce Center in Cherry Hill is expanding its Class A office campus by 15,200 square feet with the construction of two fully approved pad sites, according to a Tuesday announcement from the property’s asset manager, Diversified Management Plus.

Child care provider Children of America, which has facilities in 17 states, has signed a 10,000-square-foot, long-term lease for one of the new buildings.

Established more than 25 years ago, Children of America offers quality educational and enrichment programming for infants from 6 weeks old through school-age children up to 12 years old.

Groundbreaking is expected in the fourth quarter, and an early 2025 opening planned for the child care center — which will front Chapel Avenue West. WRJ 4 Sale Realty served as the tenant broker.

“Commerce Center is expanding to provide valuable amenities to its tenants and the surrounding communities,” DMP’s Bill Klein, vice president of operations, said. “In Children of America, a trusted provider of child care, the region’s families will benefit by having a convenient location at Commerce Center, which is on the ‘Golden Mile’ for retail between Towne Place and the Cherry Hill Mall. New construction at an office park is a rarity in today’s environment and clearly speaks to the ideal access and quality of this Class A campus.”

2nd Commerce Center pad site to be developed

In addition to the Children of America building, Commerce Center has an additional freestanding retail pad available that can accommodate a 5,200-square-foot building. This retail pad — ideal for medical or retail uses — will front Haddonfield Road. Groundbreaking date for this second Commerce Center pad site is to be determined. Vissi Architecture + Design serves as the architect for both of the planned buildings.

Located at 1800, 1810 and 1820 Chapel Ave. W., the three-building, 153,000-square-foot Commerce Center is well situated just off Route 38 at the intersection of Chapel Avenue West and Haddonfield Road. It is less than 10 miles east of Philadelphia. On site, tenants have complimentary access to a full-scale fitness center, shared conference space and ample parking. Two large-scale retail centers within one mile of the campus offer convenience to abundant shopping and dining options.

Upgrades and tenant expansion reflect momentum

Longtime tenant Kremer Eye Center recently relocated and expanded its footprint at the Class A campus and committed to another long-term lease. A leading regional provider of innovative vision care services and surgical solutions, Kremer Eye Center moved from 1800 Chapel Ave. W. into a newly built-out, state-of-the-art facility at the adjacent 1820 Chapel Ave. W. The campus also serves as home to Cranial Technologies, Lincoln Financial and a diverse mix of businesses and service providers.

At Commerce Center, recent campuswide upgrades include new roofs with solar panels on all three buildings. Highlights also include a picturesque courtyard; its renovation this year will incorporate expanded seating and tables. Additional planned improvements include new monument signage on Haddonfield Road, providing enhanced tenant name exposure on that high-traffic thoroughfare.

“The positive momentum at Commerce Center is palpable,” said Michael Rosenbaum, general manager of DMP. “Along with the range of ongoing upgrades, the addition of an on-site child care center — a sought-after amenity — will further amplify the complex’s desirability for Class A tenants.”
