Jersey City’s upscale rental residences at the Birch House now 70% leased

Birch House’s 337 upscale rental residences on Jersey City’s West Side is 70% leased, according to a Monday announcement from developer Halpern Real Estate.

The noteworthy milestone was reached following strong leasing velocity that facilitated over 150 leases signed in the past four months alone.

Birch House features a mix of studios, one-, and two-bedroom homes.

According to Corcoran Group Marketing, the property’s exclusive marketing and leasing agent, several factors can be attributed to the community’s widespread appeal and success in Hudson County’s competitive rental market.

First, is the opportunity to move into a high-end rental building with oversized, well-appointed homes at a more compelling price compared to Downtown Jersey City and Hoboken. Residents also appreciate its green-centric design and a five-star amenity collection that features a one-of-a-kind nature component outside and in.

“Birch House has quickly set a new standard on the West Side by delivering a unique lifestyle experience that combines modern design and amenities with eco-friendly features and considerable open space,” Joel Halpern, president of Halpern Real Estate Ventures said. “Based on our leasing success, the property has proven to offer all the attributes today’s renter seeks. The apartments provide open and functional layouts. There’s also considerable outdoor space for residents to enjoy, whether it’s the private balconies offered in most of the homes or the roof deck and courtyard. The ability to feature so much space inside and out has been a strong contributor to our popularity.”

Birch House offers state-of-the-art amenities:
20,000 square-foot garden courtyard;
22,000 square-foot rooftop with spectacular views;
Private co-working spaces;
A hidden speakeasy-style bar;
State-of-the-art fitness center;
Demonstration kitchen;
Media room, game & billiard room:
Plus much more!

Residences offer elevated finishes including custom oversized floor-to-ceiling windows that allow natural light to fill each home, complemented by wide plank oak floors throughout. Chef-quality kitchens come equipped with top-of-the-line GE appliances, including a four-burner range, stainless steel refrigerator, dishwasher, and a Frigidaire microwave. The aesthetic is completed with grey quartz countertops, a grey stone-tiled backsplash, white oak and grey cabinetry, and stand-alone kitchen islands. Sumptuous baths offer a luxurious retreat, showcasing porcelain tile floors and wet walls, custom matte black medicine cabinets, and deep soaking bathtubs with handheld shower fixtures.

The building was designed by renowned Minno & Wasko Architects and Planners, with interiors and amenities curated by The Meshberg Group.

Nestled in the West Side of Jersey City, Birch House is situated in an area often referred to by residents as the Hackensack Waterfront District where significant investment and revitalization efforts are taking root, leading to the creation of a substantial amount of new residences, retail, amenities, greenery, and other community enhancements.

Birch House’s strategic location provides easy access to Route 440, connecting residents to the New Jersey Turnpike and Routes 1 and 9, bringing businesses and popular recreational options in northern New Jersey within easy reach. The Hudson Bergen Light Rail Station, just 5 blocks away, facilitates convenient travel to Downtown Jersey City and Manhattan.
