Rockefeller Group to develop 241K SF distribution center in Piscataway

Rockefeller Group on Tuesday said it will develop a 241,200-square-foot distribution center in Piscataway.

Located at 10 Normandy Drive, the project will be developed on a 36-acre brownfield site adjacent to more than 2.1 million square feet of logistics space the company developed in the township between 2017 and 2019.

“Our latest project represents the final developable parcel next to the former Union Carbide site in Piscataway which operated for more than 80 years,” Heath Abramsohn, vice president, regional director for Rockefeller Group’s North Central region said. “Like our other recent industrial projects in Piscataway, Middlesex, Spotswood and Edison, we are able to redevelop a former brownfield site, providing a Class A building on a site that sat fallow for more than 30 years.”

Normandy Logistics Center will include 40-foot clear heights, 162 car parking spaces, 60 trailer parking spaces and 41 single load loading docks. It provides excellent access to Route 287 and subsequently the New Jersey Turnpike and Route 78, providing for strong North/South distribution as well as East/West distribution.

The team of Michael Markey and Jonathan Tesser of Colliers brokered the land sale and Markey and Tesser will handle marketing and leasing of the project.

“Land sites that can accommodate buildings of this size are getting harder to find within this market and Normandy Logistics Center is the right size for the market and will be a great addition to the area amid strong demand,” Markey said. “Piscataway remains an ideal location for companies to distribute goods, with a strong labor pool providing for a great employee base for users.”

Mancini Duffy is the architect, SESI Consulting Engineer is the civil engineer, and the general contractor is Alston Construction. The project is expected to be completed in 4th Quarter 2025.
