Metz Industrial Group at BRC closes three industrial deals in Linden

The Metz Industrial Group of Bussel Realty Corp. on Monday said it closed three leasing transactions totaling 79,778 square feet of industrial space and one acre of outside industrial storage and parking in Linden.

The Metz Industrial Group is comprised of Jordan Metz, senior vice president, Ben Abbate, senior associate and James Friel, sales associate.

MIG leased 54,078 square feet at 1501 W. Blancke Street in Linden to Golden Platter Foods Inc, bringing the property to 100 percent occupancy. MIG represented the landlord, Links Logistics Real Estate, a Blackstone portfolio company, in the transaction. The tenant was represented by Pantheon Properties.

“We appreciate the long-standing relationship with our client, Link Logistics, and their confidence in entrusting us with the lease-up of this 115,000-square-foot infill industrial property in Linden, New Jersey,” Metz said. “This remaining 54,000-square-foot unit includes refrigeration/freezer, floor drains, and food production space. With the significant growth of the food and beverage industry, demand within the industrial real estate markets has grown in tandem, and projections are indicating even further growth in the years to come within this sector. This has resulted in a substantial lack of comparable available product on the market with the needed existing infrastructure to cater to this specialized tenant base.”

MIG leased 17,700 square feet at 1010 West Elizabeth Avenue in Linden, New Jersey to Momentum Mavens Inc. MIG represented the landlord, BF Trading LLC, and Anju Realty represented the tenant in the transaction.

“We are pleased to have represented our long-term client and property owner, BF Trading, in this full-building lease of 17,700 square feet to Momentum Mavens,” Metz said. “Located in the immediate proximity of I-95 and Routes 1-9, as well as a short walking distance to the Linden NJ Transit rail station, the property’s location provides unparalleled transportation access. With MIG’s deep reach and market knowledge of the Linden industrial market, we were able to coordinate this new lease to commence within 15 days of the prior lease expiring at the property.”

MIG leased 8,000 square feet and one acre of outside industrial storage and parking at 3401 Tremley Point Road, Building D in Linden to PK Mechanical Services. MIG represented the landlord, 5GJM LLC, and Sitar Realty represented the tenant in the transaction.

“We are pleased to have signed a lease renewal with PK Mechanical at 3401 Tremley Point Road,” Metz said. “The site continues to serve as a strategic geographic location to serve its customer base in the region. This transaction underscores the continued strength of smaller low-coverage properties which feature functional warehouse/shop space with excess IOS land for outdoor storage/fleet parking in the region.”
