Kushner, KABR Group Launch Commercial Leasing at Arts & Powerhouse Building in Jersey City

Kushner and KABR Group have officially launched commercial leasing at the Arts & Powerhouse Building at 130 Bay Street in Jersey City’s Powerhouse Arts District. The historic six-story landmark, originally built in 1913 as the Great Atlantic and Pacific Tea Company Warehouse, has undergone a $30 million renovation, blending its industrial heritage with modern office and retail spaces.  

The redevelopment features 135,000-residential-square feet of loft-style office, commercial, and retail space, with units ranging from 4,000 to 100,000-residential-square-feet. The building boasts open layouts, soaring ceilings up to 27 feet, and a 10,000-square-foot rooftop deck offering panoramic views of Manhattan.  

Several high-profile tenants have already signed on for ground-floor retail, including Rumble Boxing, Daily Provisions, Spear Physical Therapy, and One Medical, an Amazon company. 

CBRE’s David Opper and Conor Dolan are spearheading leasing efforts for the property, now branded as the A&P Building.

A Prime Hub for Business and Culture

Positioned between the Grove Street, Newport, and Exchange Place PATH stations, the building offers direct access to Manhattan and surrounding areas via NJ Transit, the Hudson-Bergen Light Rail, and major highways. It sits within Jersey City’s vibrant Powerhouse Arts District, known for its cobblestone streets, historic charm, and thriving cultural scene.

Adding to the neighborhood’s creative energy, the new 550-seat Provost Square Performing Arts Theater—future home of The New Jersey Symphony—is set to open across the street.

Supporting the Local Arts Scene

Kushner and KABR Group have committed $250,000 to showcase Jersey City-based artists, ensuring the building reflects the creative legacy of the district.

To celebrate the launch of commercial leasing, the developers hosted an exclusive art exhibition last month, in collaboration with Long Meadow Art Residency (LMAR), featuring the work of Daniella Portillo.

Portillo’s paintings, which explore themes of space, time, and memory, have gained significant recognition, including a recent acquisition by the Norton Museum of Art.

“We’re thrilled to partner with The Arts & Powerhouse Building to support Daniella Portillo and her artistic journey,” said David and Jennifer Herman Feldman, LMAR Cofounders and Presidents. “This collaboration highlights our shared commitment to empowering artists.”
