Phase II of The Modern in Fort Lee more than 60% leased

SJP Properties announced Wednesday that Phase II of The Modern, a luxury residential building in Fort Lee, is more than 60% leased.

The Modern’s second phase, designed by architecture firm Elkus Manfredi Architects, is a 47-story glass tower comprised of 450 apartments. The company said it is a mirror image to the development’s first building, with the two towers serving as a mixed-use neighborhood within downtown Fort Lee.

The Modern offers 150,000 square feet of indoor and outdoor resort-style amenities spread across the two buildings, SJP said, with Phase II boasting a fitness center; a spa with sauna; a TV/movie screening room; a bowling alley; an arcade room; two golf simulators; an internet cafe and coworking space. Its outdoor and rooftop amenities include an infinity pool; fire pits; a basketball court; a rolling lawn area for outdoor movies and community barbecue stations.

Pricing starts at $1,717 for a studio, $2,631 for a one-bedroom, $3,604 for a two-bedroom and $6,466 for a three-bedroom.

“The Modern is an incomparable offering. We’ve created a luxury residential community that’s also contributing to the economic vitality of Fort Lee, effectively establishing this area as a true destination along the Gold Coast,” Enrique Alonso, executive vice president of SJP Properties, said. “We were thrilled with the response we received to Phase I, and we’re excited to see Phase II drawing residents in even more quickly than the first tower.”

The Modern is also home to the 7,000-square-foot Ventanas Restaurant & Lounge, an American-Asian-Cuban restaurant created by local restaurateur Alexander Duran and culinary icon David Burke. Starting this summer, Ventanas will offer poolside service at The Modern.

SJP said it is also developing an adjoining 13,000-square-foot building to be donated to Fort Lee to be used as a public theater and museum.

“We aren’t just building iconic towers in Fort Lee. We’re bringing truly upscale living and dining experiences into the borough, and creating even more cultural and economic assets to draw people back to the downtown area,” Alonso said.

The Modern was developed by SJP in partnership with PGIM Real Estate and Northwestern Mutual Life Insurance Co.
