Fennelly Associates negotiates 4 medical office leases in Mercer, Middlesex counties

Fennelly Associates on Tuesday said it helped negotiate four separate medical office leases in Mercer and Middlesex counties.

  • Dr. Hassan, M.D., signed a 1,600-square-foot lease at Constitution Center in Cranbury;
  • PSYCHealth Associates LLC signed a 1,500-square-foot lease at 2312 Whitehorse Mercerville Road in Hamilton;
  • New Horizon Pharma U.S. Inc. signed a 1,075-square-foot lease at Princeton Plaza in Princeton; and
  • New Jersey Pediatric Neuroscience Institute signed a 3,800-square-foot lease at Van Nest Office Park in Hamilton.

Jerry Fennelly, president, and Pat Dintrone of Fennelly Associates represented the landlords in each transaction.

Renovated in 2019, Constitution Center is a two-story, 31,071-square-foot professional and medical office building located at 2650 Route 130 in Cranbury. Hassan, a pulmonologist, will utilize the space to treat patients with chronic respiratory system illnesses.

13 miles south of Constitution Center, 2312 Whitehorse Mercerville Road, located in Hamilton, is a 19,400-square-foot professional and medical office building with close proximity to several retail outlets, including ACME Markets, Ace Hardware of Mercerville, Big Lot’s, Applebee’s and more. PSYCHealth Associates, a leading provider of trauma-informed therapeutic services for children, adults and families, plans to utilize its space to deliver treatment to its growing patient base in the central New Jersey area.

Princeton Plaza, located at 731 Alexander Road, is a three-story, 64,341-square-foot medical office building situated just one mile from downtown Princeton. New Horizon Pharma is a manufacturer, seller and exporter of pharmaceutical ingredients and intermediates, as well as food-grade chemicals, additives and ingredients.

Six miles south of Princeton Plaza, Van Nest Office Park, located at 3836-3840 Quakerbridge Road in Hamilton, comprises 33,000 square feet of medical office space across two standalone buildings. With six other locations throughout northern and central New Jersey, NJPNI provides its patients with individualized treatment for childhood developmental disorders and pediatric neurological and neurosurgical diseases.

“The medical office market continues to show strength, with regional health care networks and individual providers driving the demand for space,” Fennelly, said. “With providers increasingly looking to deliver care through community-based outpatient clinics and local treatment centers, we expect to see strong leasing activity across the central New Jersey region in the coming months.
