Singapore indoor virtual reality theme park makes entry to U.S., retains R.J. Brunelli as real estate broker

A Singapore-based creator of indoor virtual reality theme parks is making its entry into the U.S. market and has retained R.J. Brunelli & Co. LLC to be its exclusive real estate broker, the retail leasing specialist announced Tuesday.

D. Legends Holdings Pte Ltd. dba Legend Heroes Parks is a technology-based entertainment concept which combines virtual and augmented reality with the physical world for an immersive experience, it said. Guests will experience a range of rides, games, sports, entertainment and other attractions using virtual and augmented reality, holograms, motion tracking, projection mapping and 4D+ technologies.

Legend Heroes Parks, Brunelli said, plans to target vacant anchor and sub-anchor spaces at regional malls as well as freestanding strip centers or big-box spaces. The company’s modular-like concept can be adapted to a variety of building sizes. Building requirements include a minimum of 30,000 to 40,000 square feet in total with a ceiling height of 16 feet overall and 40 percent of the space at least 32 feet high for rides, according to Julie T. Fox, manager of new tenant representation at R.J. Brunelli.

The first phase of Legend Heroes Park’s opened earlier this month in Studio City, Macau. A second phase is slated for late Spring, bringing its total footprint to 64,000 square feet.

“At a time when many mall operators are struggling to fill vacant department store spaces, Legend Heroes Park offers a unique entertainment destination use aimed at people of all ages,” Fox said. “In particular, the flexible concept presents a compelling alternative for properties desiring to present new options that can potentially bring back millennials who have shied away from malls in recent years.”

The theme park’s next location was undisclosed.
