N.J. Sports Chiropractic, Wonder taking space at Avenue & Green in Woodbridge

New Jersey Sports Chiropractic is coming to Avenue & Green, Prism Capital Partners’ multifamily, mixed-use community at 10 Green St., adjacent to the Woodbridge train station. This latest commitment follows the recent opening of fast-casual dining company Wonder. The two tenant additions bring Avenue & Green’s retail space to 100% occupancy.

RIPCO’s Deborah Stone represented Nutley-based Prism in both 2,040-square-foot leases.

Morganville-based New Jersey Sports Chiropractic has offices in New Jersey and New York City. The practice offers chiropractic and physical therapy services and is led by chiropractors Dr. Frank Mandarino, Dr. Nick Campbell and Dr. Chintan Shah, and includes physical therapists, muscle therapists and strength coaches. Prism Construction Services is supervising the interior fit-out for the new Avenue & Green location.

Wonder, a rapidly expanding fast-casual dining company, is known as “a new kind of food hall.” It enables customers to explore menus of more than 20 restaurant partners for takeout, delivery, and meal kits in a single order; dine-in seating is available at some of its locations. There are 18 other locations in New Jersey and the company has plans to open seven more in the Garden State this year.

“Providing residents and the local community with top-quality conveniences has always been a priority at Avenue & Green; Wonder and New Jersey Sports Chiropractic certainly speak to that,” said Robert Fourniadis, Prism Capital Partners’ senior vice president, residential.

Avenue & Green also includes LeGrand Coffee House, led by Woodbridge native Eric LeGrand; Vito Mazza, a full-service salon, spa, and hair and scalp wellness center led by Woodbridge native Vito Mazza; and The UPS Store. The property’s residential component features a mix of studio, one- and two-bedroom luxury rental apartments, with limited availability, complemented by modern lifestyle amenities.

Privately held Prism Capital Partners specializes in redevelopment and adaptive reuse for properties such as The Nell in Dunellen, a mixed-use, transit-oriented apartment community, and Wonder Lofts, the industrial-to-multifamily adaptive reuse of the former Wonder Bread factory in Hoboken; and Edison Lofts, the industrial-to-multifamily-and-retail redevelopment of the historic Thomas Edison Invention Factory and Commerce Center in West Orange.
